Ventilation Hygiene Risk Assessments

A ventilation hygiene risk assessment tells you whether your building’s ductwork is clean, safe and compliant, or whether contamination, internal damage or missing fire protection is putting your occupants and your legal position at risk. The survey inspects the whole system, measures what is inside it, and gives you the evidence you need to act.

What a ventilation hygiene risk assessment covers

With a ventilation ductwork inspection and risk assessment survey, we can:

• Provide expert ventilation knowledge and advice
• Carry out deposit thickness testing
• Carry out vacuum pump testing
• Take surface microbiological samples
• Record photographic evidence throughout the system
• Investigate internal damage
• Inspect levels of grease, dust and dirt build-up

• Check for suspected pest infestations
• Check ductwork components such as fire damper numbers, positions and locations, to confirm they are functioning and not blocking the system

What your report includes

Once the survey is complete, you receive a detailed report setting out our findings, any remedial actions required, and the current legislative and best-practice requirements that apply to your system. The report includes:

• Photographic evidence and video footage
• Recorded distances and deposit depths within your ductwork
• A clear list of the remedial actions required
• Recommendations for resolving any issues found

We make specific recommendations on how to resolve any problems so that you can bring the system back into compliance and plan future maintenance with confidence.

The standards we assess against

We measure your system against the recognised industry benchmarks so the result stands up to scrutiny:

• BESA TR19 sets the standard for ventilation hygiene and internal cleanliness. Deposit thickness testing and surface sampling measure your ductwork against it.
• BS 9999 governs fire and smoke dampers. We check that dampers are present, correctly positioned and able to operate.

Clean Ducts is a BESCA Vent Hygiene Associate member, so your survey is carried out and reported to a verified standard.

Why it matters

A contaminated ventilation system does more than move dirty air. It reduces airflow, drives up running costs, harbours grease and dust that raise fire risk, and can leave you unable to demonstrate compliance if you are inspected. A risk assessment gives you a documented, defensible picture of the system’s condition before any of that becomes a problem.
